Going Green - Alternative energy and its impact on real estate.
Power costs.
No matter what form.
The cost of 'regular' power from non-renewable sources happens to still be the cheapest and most readily available. But that is changing. With an increased awareness of the impact that our current energy infrastructure is having on the world around us (geo-politically, environmentally and fiscally) I have noticed a marked increase in my little corner of the world in regards to the use of, and the rising cost of energy and how it affects the real estate market.
Many of my clients are now requesting to see properties that are specifically engineered for energy efficiency and/or solar power. In an ever increasing inventory of homes, it is the properties that have the best features, are in the best conditions, and are priced the best that are getting the offers. The 'amenity' of reduced or eliminated power bills and the allure of being 'green' is slowly becoming a major factor in the purchase decisions of buyers. It makes total sense when I consider that my 'average' bill for power during the peak summer months is somewhere in the range of $500/mo. (~2400 sft home). If I could cut that in half it would be worth $3000/yr!
I am not talking about living off the grid here or going completely overboard (i.e.- ed begley jr), but with the ever increasing costs of power, I can only foresee a greater impact on the other than money 'green factor' when it comes to construction and the real estate market in general.

Granite Bay California is located in south Placer County and borders the west side of Folsom Lake.
It includes many different neighborhoods ranging from rural farm and equestrian property to luxury gated communities. Rated consistently among the top 100 places to live in the United states by Money Magazine, this area has much to offer in the way of lifestyle and recreation. 'Your Real Estate Consultant'
The best time to be a Realtor.
As I look out my home office window and watch the gale force winds bend the redwood trees farther than I have ever seen before, it hit me that it is REALLY raining out there.
I hadn't noticed really until that moment, because I had been busy working on a couple of new listings, talking with a couple of banks and finishing up a new Buyers Book for an appointment later today. It was also in that moment that I also realized just how much a focused effort on working the real estate business as a BUSINESS can truly make it 'rain' no matter what the pundits are saying. I can honestly say that 2008 is already shaping up to be one of the best years for me and my clients. More leads, more listings, more buyers, more sales, less 'part-timers' and more happy clients.
So just a little shout out to everyone enjoying the weather and to express my gratitude for all the great information sharing that goes on here at activerain.
Now I have to get my gear on and go get wet some more.....

Technology: Tool & Trusted Compantion or Terrible Troll?
I am sorry to say it, but no such tool exists. People will run around spending countless hours (and cash) trying to find the next best thing that will make it all happen. Technology just happen to be the latest poster boy. Many times a person will see a successful business person and assume that it must be the tools they use and then they rush out and buy all the same systems. Then they find out that all they have bought themselves is a new headache and an expensive time suck.
Just like in anything, it is the craftsman who uses the tool and not the tool itself that creates the magic.
That being said here is my advice to the 'tech hungry' silver bullet crowd (in 3 easy steps):
1. Buy only the basics and learn how to use those well. (email client, contact & calendering software, and an office suite)
2. Figure out how you do business and only buy those things that support it. NEVER, purchase a piece of software and force your business model into it. It is always better to have your business model supported by the tools, not the other way around.
3. Stick to the above rules.
Anyone can learn to use technology. It is a tool like anything else out there. Become a master craftsman who knows how to create abundance and knows what the right tool for the job is. Your sanity, your wallet and your business will all thank you.
So my question to you is this:
Is your technology a trusted companion or a terrible troll?
Oh, and one more thing.... the little 'slidey-thing' for the CD's can NOT be used as a cup holder. I don't care what the sales guy said.
