New Development Project Proposed in Granite Bay - Active Adult / Senior Living Community

There is a new development project proposed for an Active Adult / Senior Living Community in Granite Bay currently on the books at the Placer County Planning Department.  The proposed location is at the intersection of Elmhurst Dr and Swan Lake Dr just north of East Roseville Parkway.  The project proposes 29 single-family residential lots (Senior housing). The lots would accommodate one-story residences ranging in size from 2,200 to 2,600 square feet in area. Approximately 49% of the land would be dedicated to open space including natural wetland areas, pedestrian pathways, bocce ball courts and community barbecue area.

This is a great location nestled among the upscale subdivisions of Treelake Village, Wexford, The Residences at Granite Bay and the Granite Bay Golf Club.  There are several exisitng parks and walkways to enjoy as well as close proximity to shopping, entertainment venues, medical facilities and quick access to major commute corridors.

Buying and Selling homes in Granite Bay - An Insiders View

When considering buying or selling a home in Granite Bay it pays to have the inside information.  Granite Bay homes for sale can either sit on the market or disappear in a flash.  It all depends on knowing the market and knowing it well.

For example, did you know that there were 82 sales in the Granite Bay zip code over the last 6 months?

Here is a quick rundown of those sales that occurred in Granite Bay over the last half year:

 The lowest priced home went for $204,00.
It was a 4 bedroom, 2 bathroom home with 1142 sq ft living space.
Lowest priced home sold in last 6 months
 Highest priced home sold in last 6 monthsThe highest priced home went for $$1,766,125.
It was a 6 bedroom, 5 bathroom home with 5,139 sq ft of living space.  It was a what I consider a 'Green Home' with solar power and a yearly electrical bill in the range of $600.  Wow.


The average price of a home was $673,783 but the median price was only $586,000.
Consider that the average price of a home in Roseville (directly adjacent to Granite bay) was only $325,000

Property values declined approx -15% over the last year.
Average decline in the surrounding region was -21%.  SO that means Granite Bay still holds it's value better.

Average days on market (cumulative) before a home sold was 104 days.
Average time for the final listing before it sold was only 69 day.  That is almost a 40% difference in timeframe.  This means that proper pricing the first go around is of utmost importance considering property values are declining at over -1% per month...

It's a rainy day in Granite Bay.

Welcome to Monday in Granite Bay.

It is windy, rainy and not that warm.

It is a good day to go on a run.

On days like this the trails are empty except for what is already there.  The birds still dart back and forth across the space looking for a place to land out of the weather.  The trees and the wind complain to one another even louder than usual and the streams of water in the creeks and pools babble excitedly about the moment.

On days like this, the noise inside seems to lose its voice a little with each step along the path.  And the presence of being present seems to be enough to satisfy the non-essential chatter of a usual day. 

On days like this, the calls will be made and things will get done that are to be done.  An those that don't, were meant to take a rain day anyways.

On days like this, I like to run.  Not to go fast or slow.  Not to go farther or longer.  But just to run.

On days like this I really get to see and experience where I have the privilege to live.  I really get to see Granite Bay as it is and not what I think it is or want it to be.

Like I said, it is a rainy day in Granite Bay and I wouldn't have it any other way.

Behind the gates of Wexford.

Continuing along with my photo tours of Granite Bay, here are a few pictures of the upscale neighborhood of Wexford.  This is a great location adjacent to Granite Bay Golf Club and features 24 /7 guarded front gate, private lake, clubhouse, tennis courts and more.  Many homes in this particular area are well above the $1 million mark.

I was out on a run in my nieghborhood the other day and took along my camera.  Here are a few shots from along the running path.  There are many great recreation opportunites in the Granite Bay area and this is just one small example.
